Fees to Tenants:
Initial application fee, assistance with application, referencing up to two Tenants, Identity confirmation, financial credit checks, obtaining references from employers / Landlords and any other relevant information to assess affordability. £75
If the tenancy requires a Guarantor, fee for covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement. £50
Explaining Assured Shorthold Tenancy agreement, explaining tenant’s obligations as a Tenant as described in the Tenancy agreement. Assistance with Utility companies and meter readings, guidance with rent payment dates and payment options. Explanation of Tenancy Bond and prescribed information relating to such. Handing over of keys and alarm code if applicable. £100
Advice with market rental value, Advice on refurbishment, guidance on compliance with statutory provisions. Market the property and advertise on relevant portals. Accompanied viewings with prospective Tenants. Prepare and execute an Assured Shorthold Tenancy Agreement. Collect first months rent in advance, Collect Deposit, allocation of deposit to Deposit Protection Scheme. Property inventory and condition report if required.
We will also arrange an annual Gas safety inspection and Electrical inspection report if required.
